Average Canadian house price fell 12% last year, new CREA numbers show

The average price of a Canadian home that sold in December was $626,318, a decline of more than 12 per cent from where it was the same month a year ago.

The Canadian Real Estate Association, which represents more than 150,000 realtors across the country, released new numbers about the country's housing market on Monday, showing that the number of homes sold and the prices they fetched were both sharply lower in December than they were the same month a year earlier.


Sales fell by more than 39 per cent from December 2021's level. And prices were also well down from an average of $713,500 at the end of 2021, and a peak of $816,720 reached in February 2022, before the Bank of Canada started aggressively raising lending rates.

The realtor group says the average selling price can be misleading since it is easily skewed by sales of expensive homes in places like Toronto and Vancouver. So it tabulates a different number — known as the House Price Index — that adjusts for the volume and type of housing sold.

The HPI was down by 13 per cent from its peak last year, with Ontario and British Columbia seeing the biggest declines, while just about everywhere else saw either small declines or even slight increases in some cases.

How Does This Compare to National Data? 

 

Canada’s housing market continues to feel the effect of rising interest rates as Canada’s average home price remains 10% lower year-over-year. Nationally, sales during the month of October 2022 were down 36% year-over-year to 33,698 transactions.

Over this past year, factors that have spooked Canadian home buyers have been rapidly rising Canadian mortgage rates, brought about by Bank of Canada rate hikes. The effect of this can be seen in prime rates, which have soared from 2.45% at the start of 2022 to 5.95% as of November 2022. While Canada’s inflation rate has cooled off in recent months, current elevated levels of inflation in Canadacontinue to put pressure on policymakers to increase interest rates.

Compared to February 2022's peak of $816,720, the average sold price in Canada is now 21% off from that record-breaking month. This means that the average home price in Canada has now fallen by 21%, or close to $172,000, in the span of seven months. This has occurred at the same time as the Bank of Canada’s rate hikes, which started in March 2022.

How Does This Compare to National Data? 

 

RE/MAX brokers and agents are anticipating the national average residential sale price in the Canadian housing market to decline 2.2 per cent in the final months of the year (September-December), according to RE/MAX’s 2022 Fall Canadian Housing Market Outlook Report. This market moderation comes on the heels of rising interest rates, record-high inflation and broader global and economic uncertainties that have impacted consumer confidence and market activity. Bucking the downward trend, seven out of 30 Canadian housing markets analyzed are likely to experience modest price appreciation between 1.5 and seven per cent. Meanwhile, RE/MAX brokers and agents expect a decline in sales this fall, in 18 out of 30 markets surveyed.

How Does This Compare to National Data? 

Canada's housing market experienced a minor bump in prices for August 2022, the first monthly increase in Canada’s average home price since February. For August 2022, the average home price in Canada was $637,673, up 1% from last month after decreasing on a monthly basis for five months in a row. Nationally, sales during the month of August 2022 are down 24.7% year-over-year to roughly 38,310 transactions.

Whether Canada’s housing market is seeing prices stabilize after hitting an all-time price record in February 2022 remains to be seen, as Canada’s average home price remains 4% lower year-over-year. Among factors that have spooked Canadian home buyers have been rapidly rising Canadian mortgage rates, brought about by Bank of Canada rate hikes. While Canada’s inflation rate has cooled off in recent months, current elevated levels of inflation in Canada continue to put pressure on policymakers to increase interest rates.

Compared to February 2022's peak of $816,720, the average sold price in Canada is now 22% off from that record-breaking month. This means that the average home price in Canada has now fallen by 22%, or close to $179,000, in the span of six months. Meanwhile, the MLS Benchmark Price continued to see positive annual price growth. Canada’s benchmark home price increased 7% year-over-year to $760,400 for August 2022, yet is down by 3% month-over-month. If the benchmark home price continues this trend, it will dip into negative annual change territory in the coming months.

While the average Canadian home price is down 4% year-over-year, the performance of housing markets across the country has been mixed. Some areas continued to see declines in home prices and sales, while others experienced increases on a monthly basis.

How Does This Compare to National Data? 

As a consequence of the Bank of Canada’s rate hikes, the Canadian housing market is on the verge of a cliff, as rapidly rising mortgage rates threaten the stability of Canadian home values. The average home price in Canada was $629,971 in July 2022, a decrease of 5% from the previous year and 5% from the previous month. This is a stunning turnaround from the extraordinary price rises seen earlier in the year when a new record was reached in February of 2022. Canada’s average home price has decreased for the sixth consecutive month. Compared to the peak of $816,720 in February 2022, the average sales price in Canada has decreased by 23%. In the previous five months, the average Canadian home price has plummeted by 23%, or around $190,000. However, the MLS Benchmark Price continues to increase annually. In July 2022, the national average home price in Canada increased by 7% year-over-year to $782,300 but fell by 3% month-over-month.


Regarding annual home price growth, the Prairie Provinces lagged behind the rest of the country. In July 2022, the average home price in Alberta was $437,028, a 3% year-over-year increase. Calgary’s housing prices have climbed by just 1% yearly, whereas Edmonton’s have increased by 2%. In July 2022, the benchmark price in Saskatchewan climbed by 5% annually, reaching $335,000. Meanwhile, the yearly average home price in Manitoba grew 5.5% to $353,309. That is a substantial monthly decline of 6% for Manitoba home values.

British Columbia is the most expensive province in Canada to buy a home. In July 2022, the average price of a home in British Columbia was $915,841, an increase of 3% year-over-year but a decrease of 3% month-over-month. According to the British Columbia Real Estate Association (BCREA), the average home price in British Columbia in July 2022 was $923,449, a 4% year-over-year rise. This is still more than the average Ontario home price of $831,473. The average property price in Powell River has climbed by 35% annually, whereas the average home price on Vancouver Island has increased by 17% annually.

July 2022 Monthly Housing Market Trends Report


HIGHLIGHTS

  • National home sales fell by 5.6% on a month-over-month basis in June.

  • Actual (not seasonally adjusted) monthly activity came in 23.9% below the June record set in 2021.

  • The number of newly listed properties was up 4.1% month-over-month.

  • The MLS® Home Price Index (HPI) edged down 1.9% month-over-month but was still up 14.9% year-over-year. The actual (not seasonally adjusted) national average sale price posted a 1.8% year-over-year decline in June.

Home sales recorded over Canadian MLS® Systems fell by 5.6% between May and June 2022. Although

larger declines were recorded in April and May, monthly activity has dropped to slightly below average levels for the month of June. (Chart A)

Home prices in Canada continue to slip as Canada’s housing market cools off from a red-hot winter. For example in May 2022, the average home price in Canada was $711,316, up just 3% from last year. That marks a 5% drop from last month’s average home price of $746,146. While Canada’s average home price has risen by over $20,000 in one year, home prices have fallen considerably compared to the peak seen earlier this year. February 2022’s average home price of $816,720 means that the average home price in Canada has now fallen by over 13%, or over $100,000, in the span of a few months.

May 2022 Monthly Housing Market Trends Report

Canada’s housing market saw a slowdown in sales during the month of April 2022 as rising rates tempered homebuyers’ appetites, right as Canadian home prices fell from record-breaking levels. For April 2022, the average home price in Canada's housing market was $746,146, up 7% from last year. While Canada’s average home price has risen by over $50,000 in the span of one year, home prices have fallen compared to the previous month. March 2022’s average home price of $796,068 means that the average home price in Canada has fallen by over 6% in just one month.

Meanwhile, the MLS Benchmark Price increased 27% year-over-year to $882,400 for April 2022, yet is down by 0.3% month-over-month. This marks the first time that Canada’s MLS Benchmark Price has decreased on a month-over-month basis in two years. The last time that Canada's benchmark home price has fallen month-over-month was in April 2020.

  • The national inventory of active listings declined by 18.9% over last year, while the total inventory of unsold homes, including pending listings, declined by 12.5%. The inventory of active listings was down 62.3% compared to 2020 right at the onset of the COVID-19 pandemic. In other words, for every 5 homes available for sale in the earlier period, today there are just 2.

  • Newly listed homes were down 3.4% nationally compared to a year ago, and down 5.0% for large metros over the past year. Sellers still listed at rates 12.2% lower than typical 2017 to 2019 levels prior to the pandemic. 

  • The March national median listing price for active listings was $405,000, up 13.5% compared to last year and up 26.5% compared to March 2020. In large metros, median listing prices grew by 9.1% compared to last year, on average. 

  • Nationally, the typical home spent 38 days on the market in March, down 11 days from the same time last year and down 21 days from March 2020.

February 2022 Monthly Housing Market Trends Report

MARCH 3, 2022

  • The national inventory of active listings declined by 24.5% over last year, while the total inventory of unsold homes, including pending listings, declined by 15.3%. The inventory of active listings was down 62.6% compared to 2020 before the onset of the COVID-19 pandemic.

  • Newly listed homes were down 0.5% nationally compared to a year ago, and down 0.7% for large metros over the past year. While annual new listings growth was on the verge of being positive, sellers still listed at rates 13.8% lower than typical 2017 to 2020 levels prior to the pandemic. 

  • The February national median listing price for active listings was $392,000, up 12.9% compared to last year and up 26.6% compared to February 2020. In large metros, median listing prices grew by 7.8% compared to last year, on average. 

  • Nationally, the typical home spent 47 days on the market in February, down 17 days from the same time last year and down 32 days from February 2020.
